PV = nRT is derived by kinetic theory and valid only for ideal gas. Real gas deviate from ideal gas behaviour and follow this behaviour at low pressure and high temperature. To explain the deviation of Real gas from ideal gas behaviour, a term compressibility factor Z is used.
